Today’s question comes from James in Phoenix, who asked about Landlord Insurance—also known in the industry as a Dwelling Fire Policy or DP3. Let’s break down the key exclusions so you know what isn’t covered by this type of policy.

✔️ Tenant belongings: Landlord policies don’t cover your tenant’s personal property.
✔️ Normal wear and tear: Maintenance issues or aging property repairs are not included.
✔️ Vacancy exclusions: Coverage may be reduced or voided if the property is unoccupied for a long time.
✔️ Flood or earthquake damage: These require separate policies for full protection.
